After years of experience negotiating and closing real estate deals, I know exactly what it means for sellers to come across buyers that fit their needs.

Before listing your property with me, I will discuss key factors regarding the sale of your home. This will include market conditions, pricing, staging, repairs/maintenance, and a marketing plan. For market conditions, a complimentary detailed CMA Report (Comparative Market Analysis) will be run for the area of your property. This report will give insight into the current real estate market and will be used to determine a fair listing price for your property.

I will also visit your property to recommend whether or not it needs repairs or staging before being listed. A marketing plan will be provided, including listing on a private MLS, Zillow, Realtor.com, Facebook, Instagram, and WeChat. I will also work directly with my brokerage’s marketing team to design and curate content, such as fliers, social media posts, brochures, etc., that highlight your property in the best way possible. Open houses will be held on weekends to attract traffic and attention to your property.

The most important thing I will provide to you is running the “net sheet”, free of cost. As a seller, it is critical to know what the closing costs will be. This net sheet gives you an idea of how much you are walking away with as “proceeds” in the sale of your home. These proceeds will include your sale price minus all of the costs associated with your sale and will be the check you will receive at closing. 

The closing cost for sellers is usually about 8%-8.5% on average. This includes commissions to listing agent’s brokerage and buyer agent’s brokerage, transfer taxes to the state of IL, Cook County, City of Chicago, attorney fees, title charge, a tax credit to buyers, miscellaneous expenses…etc.

做為賣家經紀人,我會額外為您免費提供一份非常重要的報表 – net sheet。作為賣家,瞭解成交成本至關重要。這份報表會為您提供出售後的淨收益。淨收益是售價除去交易成本後的最終收入,且賣家會在正式成交後收到該款項。

賣家的平均出售成本一般在售價的8%到8.5%之間。這包括雙方經紀人的傭金、伊利諾伊州,庫克縣以及芝加哥市收取的transfer tax、律師費、產權費、對買方的稅收抵免、雜項費用等。
